Information we collect
We collect information you provide, such as your name, phone number, email address, preferred market, questions, conversations, addresses, filters, lists, files, contact data, uploaded content, orders and payment information.
We also collect technical and attribution information such as IP address, approximate location derived from IP, phone area code, browser, device, pages viewed, referring site, UTM parameters, campaign, QR code, cart token and interactions with the service. We do not need to request precise browser-location permission to estimate an approximate location from IP.
Property and identity information
DeedScraper collects and organizes information from appraisal districts and property assessors, county clerks, courts, business registries, listing sources, data providers and other public or authorized sources.
We may use voter records to confirm or correct the identity of a person or address already connected to a property, account or list obtained from another legitimate source. We do not create marketing audiences from voter rolls or skip trace voter rolls for marketing to voters.
How we use information
- Create, verify and administer accounts and carts.
- Answer questions and provide property sheets, lists, reports, recorded title searches and available contact information.
- Match public filings to properties and owners.
- Verify identities, correct erroneous data and prevent duplicate or unnecessary contact lookups.
- Remember results so we can respond faster and avoid repeating paid provider queries.
- Process orders, provide support, prevent fraud and enforce limits and terms.
- Measure campaigns, QR codes, referrals and product use.
- Improve our data, models, agents and deterministic tools.
Uploaded lists and content
When you upload a list or provide contact information, you authorize DeedScraper to match it to properties, compare and verify identities, identify conflicts and use valid evidence to correct or enrich DeedScraper records. You must have the right to provide and use that information.
We preserve source provenance and do not treat an ambiguous match as confirmed. A correction may replace erroneous data when sufficient evidence exists.
How we share information
We share information with hosting, payment, communications, mapping, data, search, analytics, security and AI model providers when needed to operate DeedScraper or fulfill a request. We may also disclose information to comply with law, protect the service, investigate abuse or as part of a business reorganization.
The product may provide professional customers with property records, requested lists and available owner contact information. We do not sell or share mobile numbers, text-message consent or opt-in data for independent third-party marketing. We also do not sell standalone voter files.
SMS and email
When you request messages, we may send DeedScraper setup, verification, service, cart, list, property and marketing communications. Message frequency varies. Message and data rates may apply. Reply STOP to opt out of SMS or HELP for help.
We may retain the time, source, disclosure version, IP address, device and consent status to document your choice. Carriers are not liable for delayed or undelivered messages.
Cookies, storage and carts
We use cookies, local storage, session storage and tokens to remember language, attribution, session, cart and service state. A cart may be retained for a long period and connected to a verified account so it remains available across devices or channels.
Retention and security
We retain information for as long as reasonably necessary to provide the service, preserve results and provenance, avoid duplicate queries, comply with obligations, resolve disputes and protect DeedScraper. Public records and historical evidence may remain as a permanent part of a property record.
We use reasonable administrative, technical and organizational safeguards, but no transmission or storage method is completely secure.
Your choices and privacy rights
You may request access to, correction of or deletion of personal information and, where applicable, a portable copy or an opt-out from certain processing. Use the Email DeedScraper button at the end of this page and put “Privacy Request” in the subject. We may verify your identity before responding.
If we decline a request, you may appeal using the same button and put “Privacy Appeal” in the subject. Rights and response periods depend on applicable law, and exceptions may apply for public records, security, fraud, legal obligations and providing the service you requested.
Children
DeedScraper is designed for adult professionals and is not directed to anyone under 18. We do not knowingly collect information from children.
