How fresh is the data?
We scrape supported county, court and listing sources daily. Publication timing varies by source, so a new filing may not appear until the agency or data provider publishes it.
Which public records can I find?
Available records can include liens, tax delinquency, probate, lis pendens, foreclosure, bankruptcy, recent transfers and listing changes. Coverage varies by county and record type.
Where is DeedScraper available?
DeedScraper currently focuses on major Texas and Florida markets. The Data Downloads page shows the markets and record types that are available to build into a list.
What does a matched lead include?
A completed lead connects a public-record signal to the relevant property and owner and includes available owner contact data. Because public records can be incomplete or delayed, important facts should be independently verified.
Is there a monthly fee?
No. DeedScraper has no subscription or monthly fee. Standard lead pricing is based on the total number of leads in your cart, with a $6 minimum order.
Can I research one property?
Yes. A property sheet can show available property facts, public-record activity, owner information and a Comparative Market Report. The exact details depend on the records available for that address.
How does the text-message setup work?
Select Get FREE Fresh Leads, enter your mobile number and continue into your phone's messaging app. After you send the prepared setup message, DeedScraper verifies the number and asks only for the information needed to start helping you.
Will my cart still be there when I return?
Yes. DeedScraper saves the cart for a returning visitor and connects it to the verified account when setup is completed. A handoff link can also preserve the same cart when you move from desktop to phone.
Can I use DeedScraper for tenant, credit or employment screening?
No. DeedScraper is not a consumer reporting agency, and its data is not a consumer report. Do not use DeedScraper data to determine eligibility for credit, lending, employment, housing or tenant screening, insurance, or another purpose regulated by the Fair Credit Reporting Act.
